First of all, do what #4 says! Thats really important! For saving the old engine, do a complete backup or better do a copy of the complette valve direction with all files! Then update the game manually. Now you have the actually version in one direction and the old in another E.g. D:/valve_old_July2008/.... and D:/valve_new/...
Watching then old demos, part off your LAN/Wlan, choose manually (right mouse klick and properties) for "steam execute direction" the old direction, start steam, go in offline mode. Ready.
Playing with the new engine, choose the actual direction.
